The Sistema Torrent offers four main advantages:

a) Speed : With our system you can sell a property within an average of 12 weeks.
 This period is divided into two phases:
 - 8 weeks to coordinate stays (in the case of houses), organize the auction of the property and get a real commitment to purchase. This commitment consists of a token payment of 15% (plus VAT when applicable) from the opening bid formalized in a Deposit Agreement.
 - 4 more weeks to formalize the Public Registration of Sale before a Notary.
b) Transparency : From the very beginning, both the seller and all potential buyers can have all the contractual documentation and registration of the property to be auctioned.
An updated official valuation report of the property to be auctioned, made by an independent entity, properly accredited and recognized by the most important banks in the country, is also available for the buyer.
c) Security : Although all properties can be visited during the whole day of the auction, previous concerted visits to the property can be asked for, before the auction takes place, in order to find out the details and characteristics of it. Assistance at any of the Explanatory Presentations can be also used to visit the property.

It is important to highlight the possibility to try the property by living in it for two days before carrying out any part of the contractual buying process; this is especially recommended when buying a house.
