15. - How can I collaborate with the Sistema Torrent and what incentives can be received for it?

The first step to collaborate with the Sistema Torrent at an individual level is to be registered in our computer and to accept the use of your data through the Consent Document.
The registration and the acceptance of the use of your data is done not only when attending an Explanatory Presentation, but also if you attend an auction using the Sistema Torrent.
Everyone who has been registered can get an incentive of 0.1% (VAT included) of the winning bid of an auction every time they meet either of the following two criteria:
 
a) Bringing a seller that actually sells a property using the Sistema Torrent.
b) Bringing a buyer that actually buys a property using the Sistema Torrent.

The only thing that this seller or buyer needs to do is to let us know that he or she comes through another person and to give us the corresponding data for our computer database. Once again it is important to emphasize that only those people who are already registered can benefit from this.

 

The payment will be made after the delivery by the beneficiary of the invoice to Torrent de Juià S.L. once the corresponding Registration of Sale has taken place. This invoice should break down the VAT at 16%. In order to clarify all these steps, let’s see them in a specific example:

Let’s suppose that Michael attended one of our Explanatory Presentations some time ago, registering and accepting the use of his personal data by signing the Consent Document. As it looked interesting and he has a friend called John who is looking for a house, he explained to John about the Sistema Torrent and that he knew that a auction was soon going to be held using this System, which he had seen in the website www.casasalicitacion.com. John, after receiving this information, attended an Explanatory Presentation, where he was registered and gave the data of his friend Michael so that he could benefit from the incentive of 0.1% if he finally bought the house. As he liked the Sistema Torrent, he decided to attend the auction in order to try to win it and buy the house. The day of the auction, John did the formalities of the Registration Process faster because he had already completed the individual registration index card before (the day of the Explanatory Presentation) and his data were already in the computer. In the end John wins the auction with a winning bid of 400,000 euros and one month later he signs the Registration of Sale. After this, Michael can send Torrent de Juià S.L. an invoice for a total amount of 400 euros (0.1% of 400,000 euros), broken down in 344.83 euros Tax Base and 55.17 euros VAT. Once Torrent de Juià S.L. has received this invoice, this amount will be paid to Michael within 2 weeks.

 

Any real estate brokerage companies or others that send us customers that meet the conditions specified above can also benefit from this activity. In these cases, incentives are negotiated individually depending on the specific operation to be carried out. Torrent de Juià S.L. also provides for the possibility of establishing specific and special collaborations with all those real estate brokerage firms or professionals that are interested in learning and implementing the Sistema Torrent.

Although in the General Conditions of the Basis of the Auction it is stated that any individual or legal entity can attend the auction, the Special Conditions of each auction must also be consulted in order to detect any restriction regarding who can attend a specific event.

To explain the Sistema Torrent, Explanatory Presentations are held periodically and before the auction in the property to be auctioned, which presents an opportunity to visit it. Dates and timetable can be consulted in "Explanatory Presentations".
